Ballymore announces the official launch of Embassy Gardens

Marketed by exclusive agents Jones Lang LaSalle

SINGAPORE, 11 September 2012

The Ballymore Group is unveiling the latest phase of Embassy Gardens, its prestigious new 2,000 home development in the heart of Central London, and one of the highest selling London schemes this year.

After the un-paralleled success achieved through UK and international sales of the Ambassador building - the initial preview phase of the development – Ballymore is set to launch the Capital Building.

Doris Tan, Head of Residential International Project Sales at Jones Lang LaSalle says,
“Embassy Gardens has been our best selling project this year with interest from the Singapore market remaining very strong affirming the quality product and location.”

With an enviable central location on the banks of the Thames and close to London’s cultural Southbank, Embassy Gardens takes in spectacular views of Westminster to the east, Chelsea and Pimlico to the north and the iconic Battersea Power Station, which recently launched its vision for the re-development of the site to become a ‘new cultural district for London’

The new architecturally stunning US Embassy at the heart, Embassy Gardens comprises approximately 15 acres, transforming almost 200 hectares of central London real estate. Embassy Gardens has been planned by the UKs foremost Masterplanner, Sir Terry Farrell with individual buildings designed by Allford Hall Monaghan Morris, Fielden Clegg Bradey and FLACQ, strongly influenced by the architectural style of New York’s meatpacking district and London’s Victorian and Edwardian mansion blocks to create a distinctive style for London’s newest landmark destination.

Sir Terry Farrell, masterplanning architect for Nine Elms said:

This is undoubtedly the most exciting new chapter in the story of London and quite possibly the last time the capital will see the creation of such a completely new district, built where none existed before.”

The Capital building will comprise luxury suites, 1 and 2 bedroom apartments and 3 bedroom penthouses rising to 15 stories. With tall ceilings and open plan designs all apartments create an attractive and generous sense of proportion. The high quality specification chosen will include oak parquet flooring, walnut vaneers, comfort cooling, beautifully designed kitchens, and marble bathrooms creating a sense of style and sophistication. The building also boasts spectacular south facing terraces – 324 Sq ft overlooking the Linear Park. In addition, all apartments have either balconies or winter gardens to complement the abundant natural light from the floor to ceiling windows and offer stunning riverside views of London landmarks.

Exclusive Residents’ Facilities- “The private residents club”
Ballymore has created a unique 5 star resort-style experience for residents through the concept of the “ EG:LE” (pronounced Eagle)  private residents’ club.

EG:LE will provide unparalleled hotel style services and will be an exclusive hub for Embassy Gardens residents  .Split over three levels the club includes an exclusive hydrotherapy spa plus an indoor / outdoor pool , fully equipped gymnasium and health club, business centre and library , gold class cinema and yoga studio as well as an opulent fully fitted residents’ den for everyday use plus private functions. In addition, residents can also enjoy the north facing landscaped deck with BBQ facilities and communal gardens overlooking Victoria harbor. Large double-height entrance halls will provide an uplifting sense of arrival with a 24 hour concierge service that will provide for residents’ every need.

Ballymore, a leader in urban regeneration, sets itself apart from other residential developers through its breadth of involvement in the whole development process; the company manages all its own buildings through dedicated estate management teams ensuring a 5 star experience for all its residents.

A key element of the overall masterplan for Nine Elms is the Linear Park which runs the length of Embassy Gardens and ends at Battersea Park creating beautiful, green open spaces, gardens and walkways delivering a unique combination of well thought-through landscaped outdoor space with inspiring building design and architectural excellence.

Stunning landscaped gardens, a riverfront walk offering enhanced access to the River Thames and the vibrancy of bars and restaurants will provide a variety of al fresco spaces for relaxation and enjoyment.

There will also be a 100 bed boutique hotel and 130,000 ft² of retail space including a new supermarket that will ensure that Embassy Gardens becomes a beautiful and popular destination for visitors and residents alike.

Transport
The zone 1 victoria line via Vauxhall and bus station is only a six minute walk away with excellent transport links that serve the capital. Two new proposed Northern Line tube stations will link to the City and Leicester Square in 20 minutes. Waterloo station can be accessed via Vauxhall station which then connects you with most major lines. The A3, M3 and M4 are all nearby giving access to the M25, Heathrow and Gatwick airports. London’s main international airports are all within one hour of the site.

Regeneration
Embassy Gardens is part of Nine Elms, the largest regeneration project in Central London.
