Kismis View launched for sale

Elevated site in prime Upper Bukit Timah estates, close to nature reserve and parks 

​SINGAPORE, 22 November 2017 – Kismis View, a collective sale site along Lorong Kismis in the Upper Bukit Timah area, has just been launched for sale by tender by sole marketing agent, JLL. 

Built in the early 1980’s, Kismis View comprises 43 units in two four-storey and seven-storey apartment blocks. It is a 99-year leashold site with a balance lease term of about 64 years. Approximately 90 per cent of the owners have consented to the collective sale at a minimum price of $102 million.

Under the 2014 Master Plan, the 90,863 sq ft site is zoned ‘Residential’ with a gross plot ratio of 1.4. The site may be redeveloped into a low-rise apartment development of up to 5 storeys, with a total gross floor area of about 139,929 sq ft including a 10% bonus balcony area. The maximum number allowed would be 168 units based on the minimum average size control of 70 sqm.

At the minimum price and with an estimated differential premium of about $23 million, (subject to verification and confirmation with the relevant authorities on the development baseline), Kismis View’s land cost reflects about $983 per sq ft per plot ratio. This compared favourably with some nearby land sales such as the Government Land Sale site at Toh Tuck Road earlier this year, the predominantly residential mixed-use Goh & Goh Building site and the most recent Mayfair Gardens.

This Upper Bukit Timah area is a prime residential enclave that has always appealed to both local families and expatriates due to its proximity to good schools, exclusive and tranquil private housing estates and being near to nature reserves. “Being situated on elevated ground that enables a tiered development, many of its new apartments can be positioned with views towards the Bukit Timah Hill and the reserves”, says Mr. Tan Hong Boon, Regional Director at JLL.

Kismis View is some 8 minutes’ walk or about 760 metres to Beauty World MRT Station and a stroll to the popular food and beverage establishments along Cheong Chin Nam Road and Chun Tin Road. Other amenities and services can also be found at the nearby Beauty World Centre, Beauty World Plaza, Bukit Timah Shopping Centre, Bukit Timah Plaza, and Bukit Timah Market and Food Centre.

It is within 1 km of the ever popular Pei Hwa Presbyterian Primary School and also conveniently accessible by major roads and expressways such as the Bukit Timah Road, Clementi Road, Pan Island Expressway and Bukit Timah Expressway, providing seamless connectivity to other parts of Singapore.

The site is located near Bukit Timah nature reserve, in proximity to good schools, popular eateries, shops, recreational facilities and other amenities. It is an attractive site for developers looking to replenish their land bank in a mature established locale yet blessed with potential strong growth especially since the recent completion of Beauty World MRT Station and the renewed Government plans with its surrounding parcels of State land slated for hotel, hospital and mixed commercial-residential uses”, says Mr. Tan Hong Boon, Regional Director at JLL.

The tender for Kismis View closes on Wednesday, 17 January 2018, at 2.30 p.m.
