Brookvale Park launched for sale

Exclusive 999-years residential redevelopment site at Sunset Way up for collective sale 

SINGAPORE, 6 December 2017 – Brookvale Park, a 999-year leasehold collective sale site nestled in the Sunset Way estate, off Clementi, has just been launched for sale by tender by sole marketing agent JLL.


Built in the early 1980's, Brookvale Park comprises 160 units. Over 80 per cent of the owners have consented to the collective sale at a minimum price of $530 million.


Under the 2014 Master Plan, the 373,008 sq ft site is zoned 'Residential' with a gross plot ratio of 1.6. The site may be redeveloped into a residential development of up to 12 storeys, with a total gross floor area of about 656,494 sq ft, including a 10 per cent bonus balcony area.  The new development can potentially be developed into 550 units with an average size of 1,100 sq ft.


At the minimum price and with an estimated development charge of about $26 million, Brookvale Park's land cost reflects about $932 per sq ft per plot ratio (psf ppr). The breakeven price is approximately $1,480 to $1,500 psf. 


This compares favourably with recent land sales in the vicinity, such as Royalville at $1,960 psf ppr, Mayfair Gardens at $1,244 psf ppr and the Government Land Sales sites at $939 and $1,540 psf ppr for Toh Tuck Road and Fourth Avenue respectively.


"We expect strong interest from both local and foreign developers, in particular, parties who appreciate its positive attributes", says Ms Yong Choon Fah, National Director at JLL.  Brookvale Park is located within the exclusive Sunset Way enclave designated for 2-storey bungalows and is a short drive away from Holland Village as well as Bukit Timah Nature Reserve where Singapore highest ground, Bukit Timah Hill stands. "Set amidst largely landed and low-rise houses, and on expansive ground, the developer can build an upscale condominium with full facilities with many of the new apartments enjoying good unobstructed views," added Ms Yong.


Other amenities and services can be found at the nearby Clementi Arcade, Clementi Central, King Albert Park, Beauty World Centre, Beauty World Plaza, Bukit Timah Shopping Centre and Bukit Timah Plaza.


Brookvale Park is also located near to reputable tertiary and international education institutions such as Ngee Ann Polytechnic, Singapore Polytechnic, National University of Singapore, Singapore University of Social Sciences (the former Singapore Institute of Management) and Canadian International School.


It is conveniently accessible by major roads and expressways such as the Bukit Timah Road, Clementi Road, Pan Island Expressway and Ayer Rajah Expressway providing seamless connectivity to other parts of Singapore.


The tender for Brookvale Park closes on Thursday, 25 January 2018, at 2.30 p.m.
