Strata retail investments of late have been cast into the limelight as developers and investors alike scramble for a bite of the profits amid the favourable investment environment. This has been exemplified through the rise of average unit price to a historic high (SGD 3,306 per sq ft) and a decrease in unit size to maintain affordability at a threshold quantum of SGD 1 million for retail investors. In this study, our findings show that demographics, a subset of demand in the retail market, is a key catalyst of capital value growth alongside new strata retail launches.
