In a shift that's reshaping the commercial real estate landscape, private wealth investors are emerging as formidable players, rivaling their institutional counterparts. With JLL's exclusive analysis revealing over $1.5 trillion in direct deals globally from 2013 to 2024, this class of investors is bringing unprecedented sophistication and ambition to the field.
Follow the Money
The Americas lead in private wealth investment in commercial real estate, capturing 42% of global transaction volumes, followed closely by EMEA at 37% and Asia Pacific at 21%. The United States, United Kingdom, and Germany were the top three investment destinations during this period, attracting significant capital flows and investor interest.
The office sector, particularly premium assets in CBDs has garnered the highest interest from private wealth investors, capturing a dominant 30% share of the investment volume. Following closely, the living sector has attracted 24% of investments, while the retail sector rounds out the top three, accounting for 18% of private wealth capital allocation.
Real estate is one of the preferred asset classes among family offices with 39% planning to increase their future allocation. In 2025, Asia Pacific is projected to be home to 27% of the world's UHNWIs, up from 17% in 2023, and with $5.8 trillion in assets set for intergenerational transfer by 2030, the time to invest in real estate is now.
