Embracing a dynamic workflow with big floor plates
When its current office lease was up for renewal, Rajah & Tann Singapore seized the opportunity to re-assess its office requirements.
The legal changes and technological disruptions that swept through the legal profession have transformed the practice and business of law. The firm needed an office strategy that could accommodate its growth and operations for many years to come.
Working alongside Rajah & Tann Singapore, JLL developed a cost-benefit analysis. We then explored various potential office premises and considered the requirements of human capital, technology and space. After 17 months of feasibility studies, the JLL Tenant representation team concluded that a large floor plate was the best solution that met the firm’s objectives of hosting over 650 lawyers and staff, and providing them with an agile office that encouraged dynamic workflows among team members.
Rajah & Tann Singapore leased two floors at Marina One, a Supergreen integrated development that offers prime Grade-A office space set in over 65,000 s.f of lush greenery.
Situated in Singapore’s Central Business District, the office is in a prime location – the perfect new space to begin the next chapter of their business. By strategically timing the negotiation period to changes in the market, JLL achieved excellent financial and non-financial terms.
